What your mortgage estimate includes
This calculator estimates principal and interest using a fixed-rate amortization formula. It also adds the annual property-tax estimate divided by 12, the monthly homeowner insurance estimate, and any homeowner-association dues you enter. Your actual lender quote may include other fees and requirements.
How to compare home financing options
Change the down payment or term to see how a larger loan changes monthly payment and lifetime interest. A shorter loan usually increases the monthly payment while reducing the amount of interest across the term. A purchase decision should also consider closing costs, maintenance, emergency reserves and the possibility of rate changes before locking a loan.
What it does not include
Private mortgage insurance (PMI), flood insurance, special assessments, local mortgage recording fees and lender closing costs are not calculated here. Add applicable recurring items when preparing your real budget. Estimates do not represent a lender commitment or affordability approval.
Common questions
Does the estimated payment include property tax?
Yes, enter your annual property tax. The tool divides it by twelve and adds it to principal, interest, insurance and HOA.
Is the rate fixed?
Yes. The calculator assumes one fixed interest rate for the full selected loan term. Adjustable-rate loans need a separate scenario analysis.
