Why we use your numbers instead of invented local rates

Property taxes can differ by county, special taxing district and individual home. Rental utilities, homeowner insurance and sales taxes may change over time or by transaction. Showing a single unverified local tax or average home price for every city could lead to bad decisions. Our free tools make these inputs editable and label example data as illustrative rather than official.

Getting local figures to enter

For homes, review lender disclosures, current property tax records, the listing's HOA information and a current insurance quote. For a rental, ask what utilities and recurring fees the landlord expects. For a purchase, obtain the applicable combined sales-tax rate from the appropriate state or local revenue office. You can then use our mortgage, rent, auto loan and sales-tax calculators.
